PLAN A - Flat Fee MLS Listing (cancel anytime*) Terms of Listing: up to 12 Months ($195) Upfront Fee  (Limited Service)

Utah 2014 61-2f-308.  Brokerage agreements.  In an exclusive brokerage agreement, the broker or his Agent, must provide the following services:

(a) Accept and present offers to seller,

(b) Advise seller on offers, and

(c) Assist seller with preparing and communicating counter-offers.

(The above services are an obligation of all Utah Licensed Brokerages; as mandated by the Utah Division of Real Estate)

PLAN B - Flat Fee MLS Listing (cancel anytime*) Terms of Listing: up to 12 Months ($695) Upfront Fee (Includes Plan A Services and Realtor KeyBox, Framed Sign and added Agent Involvement)  (Full Service)

(a) Accept and present offers to seller

(b) Advise seller on offers

(c) Assist seller with preparing and communicating counter-offers.

(d) Assist Seller in arranging appointments      ( Showing Instruction addition:  Call Agent / For Appointment )

(e) Participate on the seller's behalf in negotiations ( Added Involvement from Listing Agent )

And the following added services... as desired

  • GE Supra e-Lockbox with auto Email Notification of access.  Available on WFRMLS, PCMLS & Washington County MLS areas. included in Plan B & C and Traditional Service
  • Sign Frame or Sign Post (installed and retrieved)
  • Listing Agent will be the contact person for Buyer Agent Showings
  • Listing Agent will coordinate with Buyer Agent, Inspector, Appraiser, Title Companies, Lenders etc....


PLAN C - No Upfront Fee  FULL Service MLS Listing (cancel anytime*) Terms of Listing: 12 Months, 1% List Fee shall be due at Closing for listing services, plus applicable "Brokerage Fee" if contracted.  Closing shall be defined as a Buyer acquiring property (sale or lease). (See Termination Option  item 18. pg. 4 of 4)

 (Includes All Plan B Services above, Listing Fee Due at Closing) 

(a) Accept and present offers to seller

(b) Advise seller on offers

(c) Assist seller with preparing and communicating counter-offers.

(d) Assist Seller in arranging appointments

(e) Participate on the seller's behalf in negotiations


There may be Buyers or Buyer Agents who may be difficult to deal with or may not want to deal directly with the Seller. Our Traditonal Service, Plan B and Plan C put us on the front line. The additional cost for this added Broker involvement in the selling process goes a long way. We negotiate contracts every day. Experience is our best value.
